Fees depend on the type of property, its location, size and complexity, the urgency and the appraisal purpose. As a reference, an appraisal costs from approx. ₡150,000 (USD 300); the final amount is set in the quote, based on the characteristics of each job. 02 How long does an appraisal take?
The typical turnaround is 3 to 7 business days from the on-site visit to delivery of the signed report. Timing depends on property complexity (standard house vs. commercial project), document availability (blueprints, cadastral plan, property title) and location. For urgent cases we offer expedited delivery in 48 to 72 hours, with a surcharge; contact us on WhatsApp to confirm availability.
03 How quickly do you respond to inquiries?
Quote in less than 24 hours once we receive the full property description, via WhatsApp or the form. We are available Monday to Saturday, 7:00 AM to 7:00 PM (Costa Rica time); inquiries received after hours or on Sundays are handled at the start of the next business day. 04 What documents do I need to request an appraisal?
Ideally send us via WhatsApp: (1) cadastral plan or property title folio number, (2) property description (type, built area, number of rooms), (3) exact location or Google Maps link, and (4) appraisal purpose (inheritance, sale, insurance, court case, etc.). With that information we provide an exact quote. During the on-site visit we review blueprints, property titles, land-use certifications and active insurance policies if applicable.
05 Who can sign an appraisal and what is the report used for?
It is advisable to have the appraisal signed by a professional registered with their association (CFIA or Colegio de Ingenieros Agrónomos, the agronomists' professional body) with valuation experience, so they answer to that association for the report. For property tax purposes, Law 7509 (art. 10 bis) requires it expressly, whether the property is urban or rural. In court proceedings, the judge weighs the report together with the other evidence and may appoint their own expert. Our appraisals are signed by our own appraisers. Díaz Peritajes is a firm of several professionals, founded by Ing. José Alberto Díaz Vidaurre, CFIA-licensed since 1982 (license ICO-3075). Every report carries a certified digital signature, which has the same weight as a handwritten one (Law 8454). The report serves as technical support for insurance claims, as expert evidence in court cases and in tax, municipal, probate and divorce matters; each entity decides with its own criteria. Reports comply with International Valuation Standards (IVS) and the Costa Rican regulatory framework applicable to each purpose (Civil Code, Insurance Law, tax regulations). For bank loans, each lender works with its own panel of appraisers. Some private lenders accept independent appraisals: check with yours.
06 Do you work throughout Costa Rica?
Yes. We have operational bases in Pérez Zeledón (southern San José) and Curridabat (central San José), with nationwide coverage across all 7 provinces: San José, Heredia, Alajuela, Cartago, Guanacaste, Puntarenas and Limón. We serve coastal areas (Tamarindo, Nosara, Jacó, Manuel Antonio, Puerto Viejo, Dominical), mountain regions (Monteverde, San Gerardo), the greater metropolitan area and rural zones. Travel outside the GAM may include a mileage fee depending on distance.
07 What is a CFIA appraisal and what is it used for?
A CFIA appraisal is a technical report signed by an appraiser licensed by the Costa Rican Federation of Engineers and Architects (CFIA), who answers to that professional body for the report. It is used as support in inheritance proceedings, divorce asset divisions, insurance policies, tax declarations, judicial processes and sale/purchase operations. The appraisal determines the market value of the property using internationally recognized methodology (cost, sales comparison and income approaches).
