What is a real estate appraisal?

A real estate appraisal is a technical study that determines the true market value of a property at a specific moment. This analysis is performed by a licensed appraiser and considers factors such as location, construction condition, land dimensions, zoning, local market conditions, and specific characteristics of the property. Our appraisals are signed by our own appraisers. Díaz Peritajes is a firm of several professionals, founded by Ing. José Alberto Díaz V., licensed by the Federation of Engineers and Architects (CFIA) since 1982 (license ICO-3075). To learn when you need an appraisal and what the report includes, read our guide on what a real estate appraisal is.

When do you need a property appraisal?

A real estate appraisal is necessary in multiple situations: when buying or selling a property to know its fair value and negotiate with information, when updating real estate asset values in financial statements or audits, for legal proceedings such as successions, divorces, or asset divisions, for tax and municipal declarations and procedures, when negotiating lease contracts or commercial franchises, in expropriation processes before government agencies such as CNE, MOPT, or municipalities, for insurance purposes and determining insurable amounts, or simply to make informed decisions about your assets.

Types of properties we appraise

Whether you need a home appraisal in San José or a valuation elsewhere in Costa Rica, we appraise residential homes in gated communities and traditional neighborhoods, apartments and condominiums, urban lots and residential land, agricultural, cattle, and coffee farms, coastal properties (maritime-terrestrial zone, concessions), commercial spaces, offices, warehouses, and industrial facilities, hotels and tourism properties, and development projects. Regardless of property type, every appraisal receives the same technical rigor and personalized attention.

Our methodology

Every appraisal follows International Valuation Standards (IVS) and CFIA regulations. We apply three main approaches depending on property type: the market comparison method (analysis of recent transactions of similar properties), the cost method (replacement value minus depreciation plus land), and the income capitalization method (for income-producing properties). The process includes detailed physical inspection, registry research, analysis of urban surroundings, photography, area measurement, and delivery of a technical report signed by a CFIA-licensed professional.

Coverage throughout Costa Rica

From our bases in Pérez Zeledón and Curridabat, we provide appraisal services in all provinces: San José (Escazú, Santa Ana, Curridabat, Moravia, Desamparados, and southern zone including Pérez Zeledón), Heredia (Belén, Santo Domingo, San Rafael, Barva), Alajuela (Grecia, Atenas, San Ramón, Naranjo, Poás), Cartago (La Unión, El Guarco, Paraíso, Turrialba), Guanacaste (Liberia, Tamarindo, Nosara, Nicoya, Santa Cruz), Puntarenas (Jacó, Quepos, Dominical, Uvita, Ojochal, Monteverde), and Limón (Puerto Viejo, Cahuita, Siquirres, Guápiles). Fees adjust according to distance and we have experience with local particularities of each area.

Approximate appraisal fee

Appraisal cost varies according to property type and complexity. An appraisal costs from approx. ₡150,000 (USD 300); the final amount is set in the quote. What affects the price most is the type of property (a lot or a standard home takes less work than a high-end home, an agricultural farm, a commercial space or an industrial complex), the size of the land and buildings, the location and access, the technical complexity of the analysis, the available documentation and the urgency of the report. How much does a real estate appraisal cost in Costa Rica?
The cost depends on property type and size, location, and report purpose. As a reference, an appraisal costs from approx. ₡150,000 (USD 300); the final amount is set in the quote and is usually higher for commercial properties, farms, or larger or more complex properties. Contact us with your property details for an exact, no-obligation quote.
How long until I receive the report?
A standard appraisal is delivered within 3 to 7 business days from when we receive documentation and complete the inspection. In urgent cases, we can deliver in 48-72 hours with a priority surcharge.
What documents do I need for the appraisal?
Ideally: stamped surveyed plan, updated registry study, certificate of ownership, and physical access to the property. If you are missing any, we can guide you on how to obtain them or help with registry information.
Can the appraisal be used for a bank loan?
For bank loans, each lender works with its own panel of appraisers. Some private lenders accept independent appraisals: check with yours. Our reports, signed by Díaz Peritajes appraisers, serve as technical support in insurance claims, as expert evidence in court proceedings, and in tax and municipal procedures, probate and divorce.
Do you serve outside the Greater Metropolitan Area?
Yes. We have nationwide coverage with bases in Pérez Zeledón and Curridabat. We frequently work in Guanacaste, Puntarenas, Limón, and rural areas. Fees adjust based on travel distance.
Can I use a cadastral or municipal value as my appraisal?
No. Cadastral or municipal values are typically well below true market value and are not a reliable reference for insurance, court, or sale purposes. A professional appraisal signed by a CFIA-licensed appraiser is recommended.
