What is a real estate appraisal?

A real estate appraisal is a technical study that determines the fair market value of a property at a specific point in time. This analysis is performed by a certified appraiser and takes into account factors such as location, construction condition, lot dimensions, land use, local market conditions, and the property's unique characteristics.

When do you need an appraisal?

A real estate appraisal is necessary in many situations: when buying or selling a property to know its fair value, when applying for a mortgage loan from financial institutions, for legal proceedings such as inheritance or divorce cases, for tax declarations before the Ministry of Finance, when negotiating lease agreements, or simply to make informed decisions about your assets.

Our methodology

Every appraisal follows international valuation standards and the regulations of the Costa Rican Federation of Engineers and Architects (CFIA). The process includes a detailed physical inspection of the property, market research with comparable properties, analysis of the area and its urban environment, and the preparation of a comprehensive technical report with legal backing. We work with residential, commercial, industrial properties and land throughout the country.
